Loudermilk Companies secures Hilton Garden Inn franchise for hotel next to Buckhead Theatre

The Loudermilk Companies LLC has acquired a franchise for the Hilton Garden Inns flag to build a hotel on the property adjacent to the Buckhead Theatre, with the development process possibly beginning in six months, according to President and CEO Robert C. “Robin” Loudermilk.

by Roswell Road, Irby Avenue, Early Street and the
Buckhead Theatre. It presently is a parking lot. 
The property, presently a parking lot, has long been planned for a hotel of some sort, possibly a boutique hotel, as well as possible office and/or retail space. The announcement today by Loudermilk to BuckheadView was the first naming of Hilton Garden Inn as the flag for the site.

Loudermilk said his company has secured the Hilton Garden Inn “flag essentially for all of Buckhead,” although the franchise is site specific for that location next to the Buckhead Theatre. He said he would hope to have the hotel developed in one and a half to two years. 

“There is a three-mile radius restriction from that site on anyone else developing a Hilton Garden Inn, which I am pretty sure would cover all of Buckhead,” Loudermilk told BuckheadView. The site is actually at the intersection of Roswell Road and Irbry Avenue.

He said he has been working on obtaining a hotel franchise for that site for well over a year now. “At the end of the day, it is what was available and what you can get financed” that guided the decision on what the hotel would be.

He said he is very pleased that he was able to get the Hilton name on the hotel property, because of the reputation the company has in the hospitality industry. This is Loudermilk’s first foray into the hotel business, “but I hope it won’t be the last,” he told BuckheadView.

“Hilton hotels are underbuilt in the Atlanta area, there was a big radius restriction that was attached to the Hilton hotel in downtown Atlanta,” Loudermilk explained. “That included Buckhead, but it just elapsed in the past year or so.”

The Loudermilk family interests own half of the block along Roswell Road north of Peachtree and West Paces Ferry roads and just last week Loudermilk announced that the Loudermilk Companies had acquired the former Pearson’s Wine, Beer and Liquor store site at the corner of West Paces Ferry Road and Early Street.

The other half of the block of retail stores and the site where Lime Fresh restaurant is located (the former Johnny Rockets site) are owned by George Rohrig, a close friend and business associate of Charlie Loudermilk and Robin Loudermilk.
